Lease of existing 4,100 sq ft (on 2-levels) Quonset Hut onsite for storage purposes. Includes one office in Quonset Hut that shall be retrofitted by Landlord (insulated and heated) at Landlord cost within 90-days of commencement date of lease term. Note that rent is semi-gross. In addition to base rent described above, Tenant shall pay a contribution toward power, internet, property taxes, snow removal and other operating costs. Up to 4 parking spaces in close proximity to Quonset Hut during the term of this lease or any extensions thereto. Cost of parking shall be at competitive rate. Landlord shall provide porta-potty or other similar service onsite for clients at Landlord cost. Landlord shall provide fencing and gate and safety lighting at Landlord cost.
